Air Conditioner and Duct Cleaning in West Panama

Short answer. In West Panama two different jobs are covered: maintenance of the air conditioning unit, which belongs to Climatiza, and cleaning of the duct network, which is provided by Limpieza de Ductería, a technical service of Climatiza. Because the equipment leaves the city, each visit is agreed in advance with the management of the building.

In brief

  • They are two jobs: the unit (filters, coil, pan and drain) is Climatiza maintenance and the duct network is Limpieza de Ductería. The EPA does not consider duct cleaning a necessary part of yearly maintenance (EPA).
  • The nearest area, Howard, is about 17 km by road from the Climatiza office, in an approximate calculation, and the farthest, San Carlos, about 97 km. The visit is organized as a trip, and nearby premises are grouped on one route.
  • What is checked first changes: construction dust in new warehouses and offices, customer areas in shops and banks, and seasonal use and salty air on the coast.

What is covered and who provides it

The search “air conditioner cleaning” or “air conditioner maintenance” in West Panama covers two jobs. The first is maintenance of the unit (filters, coil, condensate pan and drain), which is a service of Climatiza (in Spanish) and whose scope at each address is confirmed when asking. The second is cleaning of the duct network, which Limpieza de Ductería, a technical service of Climatiza (in Spanish), provides with mechanical brushing, vacuuming through filtration, camera verification and a record (see the service).

The EPA separates them as well: yearly maintenance includes regular cleaning of drain pans and coils and filter changes, and duct cleaning is not considered a necessary part of it (EPA). The overview of ducts is in air conditioning duct cleaning in Panama and the frequency criterion in how often to clean air conditioning ducts.

Areas of West Panama and distance from the office

Each area has its own page. Howard and Panamá Pacífico sit on the former base, in the Veracruz corregimiento, which borders the Pacific to the south (Wikipedia, in Spanish).

  • Howard, a former United States air base, opened in 1942 and turned over to Panama in November 1999 (Wikipedia): about 17 km by road from the Climatiza office, in an approximate calculation.
  • Panamá Pacífico, a mixed-use complex on the former base, with companies in offices or warehouses (Wikipedia, in Spanish): about 18 km by road from the Climatiza office, in an approximate calculation.
  • Arraiján, seat of a district described as a commuter city for the capital (Wikipedia, in Spanish), where the Pan-American Highway, the Centenario Road and the highway to La Chorrera meet (Wikipedia, in Spanish): about 26 km by road from the Climatiza office, in an approximate calculation.
  • La Chorrera, capital of the district and of the province, with 18 corregimientos and new shopping centers, supermarkets, banks and finance companies (Wikipedia, in Spanish): about 40 km by road from the Climatiza office, in an approximate calculation.
  • Capira, a district of thirteen corregimientos crossed by the Inter-American Highway, with farming and cement and bottled-water plants (Wikipedia, in Spanish): about 79 km by road from the Climatiza office, in an approximate calculation.
  • Chame, a district known for its beaches and beach residences (La Estrella, in Spanish): about 81 km by road from the Climatiza office, in an approximate calculation.
  • Gorgona, between Chame and Coronado, about five minutes by car from each, with a beach of about 4.2 km and a fish market (Wikipedia): about 86 km by road from the Climatiza office, in an approximate calculation.
  • Coronado, Panama’s first resort development, in the Arco Seco, a belt of scarce rainfall (Wikipedia): about 90 km by road from the Climatiza office, in an approximate calculation.
  • San Carlos, seat of the district, crossed by the Pan-American Highway, with a Pacific coast and fishing, cattle raising, farming and tourism (Wikipedia, in Spanish): about 97 km by road from the Climatiza office, in an approximate calculation.

The full list of places served is in all areas.

How a visit outside the city is organized

The equipment and the camera leave the Climatiza office in the city, so a visit to West Panama is planned as a trip. With no deadlines promised, the order is this:

  1. A list of addresses is gathered, with the contact at the management of each property.
  2. Nearby premises are grouped on a single route. Chame, Gorgona and Coronado, for example, follow one another along the coast.
  3. The management authorizes access to ceilings, equipment rooms and rooftops. On sites with controlled entry, such as Howard, permits are handled before leaving.
  4. The camera goes through the reachable sections before the method is chosen, and the report separates what belongs to each premises, with points without access noted for another visit.

What changes by type of building

Building typeWhere it is commonWhat is checked first
Warehouses and offices on new sitesHoward, Panamá PacíficoWhat is inside the runs: construction dust or traces of oil
Shops and banksLa Chorrera, ArraijánAir and returns in the service hall or the sales floor
Beach houses and seasonal guesthousesCoronado, Gorgona, San Carlos, ChameHow long the unit stays off, humidity in the unit and metal parts exposed to salty air
Scattered premises, schools and plantsCapiraDust in filters and returns, and the plant’s entry protocol

In newly installed ducts, mechanical brushing and compressed air removed between 75 and 94% of the dust deposited at the building site, but no method cleaned oily surfaces effectively enough (Holopainen et al., 2003). It is a study of new ducts, which is why in a newly handed-over warehouse or office what is inside is checked first. More in duct cleaning in corporate offices, duct cleaning after construction or renovation and the sector page towers and offices.

In shops and banks the public feels the air in the service hall or on the sales floor, and the review starts there. Each premises is inspected separately. See duct cleaning in retail stores and shopping centers and retail.

On the coast there are vacation homes and guesthouses whose use varies with the season, so the review interval is adjusted to actual use and metal parts exposed to salty air are noted. Context is in the Radar Panamá article on air conditioning by the sea and in why air conditioning corrodes near the sea. For guesthouses, see duct cleaning in hotels.

What this guide does not say

Limits. Kitchen hoods and exhaust are a different service. For restaurants in La Chorrera or on the coast, this guide covers only the ducts of the dining room and the air unit, and the kitchen is referred to Climatiza (in Spanish). The data for each area comes from general public sources and says nothing about the condition of any building. Distances are approximate and do not translate into deadlines. Radar Panamá summarizes when to clean ducts in its guide to air duct cleaning in Panama.

Frequently asked questions

Are duct cleaning and air conditioner maintenance covered in West Panama?

Duct cleaning is provided by Limpieza de Ductería, a technical service of Climatiza, in Panamá Pacífico, Howard, Arraiján, La Chorrera, Capira, Chame, Coronado, Gorgona and San Carlos. Unit maintenance is a Climatiza service, and its scope at each address is confirmed when asking.

How far is it from the Climatiza office?

It ranges from about 17 km, in Howard, to about 97 km, in San Carlos, by road and in an approximate calculation. Distance does not change what is checked. It changes how the trip is organized, which is agreed in advance with the management, with no deadlines promised.

Can several premises be reviewed in one outing?

Yes, when they are close to one another. With the list of addresses a route is planned and each premises receives its own report. Chame, Gorgona and Coronado, for example, follow one another along the coast. The order of visits is set when asking, with no times fixed.

Air Conditioner Cleaning or Duct Cleaning: What Each One Covers

Short answer. Air conditioner cleaning usually means the unit: filters, coil, condensate pan and drain, which is maintenance and is handled by Climatiza. Duct cleaning is a different job on the network the air travels through, and it is provided by Limpieza de Ductería, a technical service of Climatiza. One does not replace the other.

In brief

  • Cleaning the unit is maintenance. The EPA places it in yearly maintenance and leaves duct cleaning for when there is a reason (EPA).
  • Duct cleaning works on the network: access is opened, the ducts are brushed and vacuumed with filtration, and a camera verifies the result.
  • One does not replace the other. In a contaminated system, leaving one component uncleaned can recontaminate the whole, according to the same EPA guide.

What “air conditioner cleaning” usually means

In a search for “air conditioner cleaning” or “air conditioner maintenance”, the unit is usually what is meant: the equipment that cools and dehumidifies the space. Cleaning it is part of preventive maintenance: filters, coil, condensate pan and drain line. The air conditioner maintenance page of Climatiza (in Spanish) describes the preventive visit with those same points.

The EPA places that work in yearly maintenance: regular cleaning of the drain pans and the coils, regular filter changes and, where there is heating, a yearly inspection of it (EPA). Its guide for schools and commercial buildings adds that drip pans are kept clean, flowing and unobstructed (EPA, chapter 2).

Climate matters too. In a study of 40 large commercial units, in warm-humid and hot-dry climates, the ecology of bacteria and fungi on the cooling coils depended on the outdoor climate, through the dew point that sets how much condensate forms, and on the building filter: low-efficiency filters (MERV 8) were associated with a greater abundance of certain groups of bacteria and fungi than MERV 14 (Bakker et al., 2020). The study does not set an interval for a specific unit, which is why the unit is checked at every visit.

What duct cleaning covers

Duct cleaning works on the network the air travels through: runs, grilles and diffusers, with access to the inside. At Limpieza de Ductería the necessary access is opened, the ducts are brushed mechanically with vacuuming through filtration, the result is checked with an inspection camera and a record is kept (the full procedure is in the method). The general picture is in air conditioning duct cleaning in Panama.

As a technical reference, the EPA describes a similar procedure: access doors that allow the whole system to be cleaned and inspected, controlled brushing together with contact vacuuming, and vacuum equipment that exhausts the particles outdoors or has HEPA filtration. To check the result it mentions a thorough visual inspection and, in some cases, remote photography of the inside (EPA).

The same guide does not recommend cleaning ducts routinely, only as needed: substantial visible mold inside hard-surface ducts, vermin, ducts clogged with dust and debris or particles coming out of the supply registers. That is why the first step is an inspection and not the cleaning.

When one is enough and when to look at the other

Why one cleaning does not replace the other

There are two reasons. The first is scope: unit cleaning does not reach the duct runs, and duct cleaning does not include the condensate pan or the drain. The second is recontamination: in the EPA guide, duct cleaning also covers coils and pans, and the agency warns that, in a contaminated system, leaving one component uncleaned can recontaminate the whole (EPA).

Household equipment shows the other side. In 17 homes in Japan with minisplit units, which have no duct network, high-pressure washing cut fungi by more than 99% in every internal part, and the most contaminated were the blower fans (Shiraishi et al., 2023). A year later, the fungal load on the internal parts had returned to the levels before washing, and the authors stress the importance of regular maintenance (Shiraishi et al., 2026).

Limits. These are residential studies, with 17 homes chosen by a medical criterion of the study itself, in another country and with a type of equipment, the ductless minisplit, that differs from a commercial building’s in Panama. The second is a pilot study. They are cited as context and not as a measure of any building, and they do not measure effects on people. In the EPA guide “duct cleaning” is a broad term, and here it is split into two services because of how each one is contracted and verified. Radar Panamá summarizes the criterion for the network in its guide to air duct cleaning in Panama.

Frequently asked questions

Does air conditioner cleaning include the ducts?

Not necessarily. Cleaning the unit, with filters, coil, pan and drain, is maintenance and does not reach the duct runs. Duct cleaning is decided after a camera inspection. When asking, it helps to state which of the two is being sought.

Does cleaning the ducts replace maintenance of the equipment?

No. The ducts do not include the condensate pan or the coil, which stay in maintenance. The EPA lists cleaning of pans and coils and filter changes within yearly maintenance, and leaves duct cleaning for when there is a reason.

How often is each one done?

The unit falls under preventive maintenance, on the schedule that is agreed. Duct cleaning has no fixed calendar: the EPA does not recommend it routinely and the inspection decides. The Limpieza de Ductería frequency guide develops the criterion in more detail.

Who handles each job?

Climatiza handles unit maintenance. Duct cleaning is provided by Limpieza de Ductería, a technical service of Climatiza, with camera inspection and a record of the work. When comparing proposals from different companies, the guide on quotes helps to see what each one includes.

Duct Cleaning After Construction or Renovation in Panama: When It Is Needed and What Is Verified

Short answer. After construction or a renovation, duct cleaning is needed when the inspection finds ducts clogged with dust and debris or particles coming out of the registers, and it is largely avoided if the system is protected during the work. The EPA states to seal the supply and return registers during work that produces dust and not to operate the system until that dust is cleaned up. If the system ran without protection, a camera inspection shows what is inside.

In brief

  • Prevention is what takes the least work: sealing the registers during construction and not turning the system on until the dust in the space is cleaned up (EPA).
  • If the system ran during construction, the decision to clean comes from what the camera inspection shows, with the EPA criteria, and not from an assumption.
  • Before reopening a store, handing over a floor or receiving an office, the report with before and after photographs leaves a record of the condition of the system.

Before and during construction: what avoids the problem

Construction dust, such as plaster, wood, paint and cutting residue, reaches the ducts through the registers and through the units that keep running. The EPA, in its guide on duct cleaning, gives two indications for work that produces dust: seal the supply and return registers, and do not operate the heating and cooling system until after cleaning up the dust. It is a residential guide and is taken as a starting criterion for stores and offices.

  1. Document the initial condition with a camera inspection before starting, so that a comparable “before” exists.
  2. Seal the supply and return registers of the areas under construction.
  3. Do not turn on the system for those areas until the dust in the space is cleaned up.
  4. Check and replace the filters that ran during construction. It is a working criterion of Limpieza de Ductería.
  5. Correct any water intrusion or construction moisture before resuming service.

If the system ran during construction: what is checked

The EPA does not say to clean the ducts after every renovation. It states that it does not recommend routine cleaning and considers it in specific cases. This table applies those cases to a construction job.

Older buildings: a warning from the EPA

The EPA states to inspect the system before cleaning to make sure there are no asbestos-containing materials. In older buildings, and especially if the work touched insulation or old ducts, it is a prior check that is coordinated with whoever directs the construction before intervening.

Where to go next

Limpieza de Ductería is a technical service of Climatiza (site in Spanish), which also does air conditioning installation and maintenance (both in Spanish). For whoever is setting up a store, Radar Panamá explains how air conditioning is installed in a commercial space in seven stages.

The criteria for deciding when to clean are in air conditioning duct cleaning in Panama, the path from complaint to report in corporate offices and work without closing to the public in retail stores and shopping centers. What the camera inspection is like is on the inspection and diagnosis page.

Limits. The EPA guide is residential and does not say to clean ducts after every construction job. The indications to seal registers and not operate the system come from that guide, and the other steps are the working criterion of Limpieza de Ductería. The EPA states that duct cleaning has never been shown to prevent health problems, which is why no health claims are made.

Frequently asked questions

Do ducts have to be cleaned after a renovation?

Not always. The EPA does not recommend routine cleaning and considers it if there are ducts clogged with dust and debris or particles coming out of the registers. The camera inspection makes it possible to know whether that is the case.

What is done with the air conditioning during construction?

The EPA states to seal the supply and return registers during work that produces dust and not to operate the system until that dust is cleaned up.

When is it worth inspecting?

Before the construction, to leave a comparable initial condition, and at the end, before reopening, handing over or receiving the space.

What if the construction wet the duct insulation?

The EPA states that wet fiberglass insulation cannot be effectively cleaned and should be replaced, in addition to correcting the source of the water.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.

How Often Should Air Conditioning Ducts Be Cleaned in an Office Building?

Short answer. There is no single frequency. The EPA does not recommend cleaning ducts routinely, only as needed, and it mentions yearly inspections of the heating and air conditioning system as part of preventive maintenance. In an office building that translates into inspecting on a fixed schedule and cleaning when the report shows a reason.

In brief

  • Duct cleaning is not part of the necessary yearly maintenance according to the EPA. It is decided when the inspection finds a reason (EPA).
  • What does have a schedule is the inspection, the filters and the condensate pan with its drain.
  • In Panama a fixed calendar falls short: average annual relative humidity is 75.7% and the equipment runs twelve months (ETESA, in Spanish).

What is checked and when

ElementWhenBasis
System inspection: air handling unit and accessible runsOnce a year as a starting point, and right away if there is a complaint or nearby construction.EPA: mentions yearly inspections as part of preventive maintenance.
FiltersAs regularly as the manufacturer indicates and the observed condition requires.EPA: regular filter changes.
Condensate pan and drainAt every preventive maintenance visit.EPA, chapter 2: pans clean, flowing and free of obstructions.
Duct cleaningOnly when the inspection finds substantial visible mold, vermin, clogging by dust and debris or particles coming out of the registers.EPA
A new inspection after a cleaningAt the interval set by the report according to the building’s actual use.Limpieza de Ductería criterion

What shortens or lengthens the interval in offices

  • Occupancy and the number of people per floor.
  • Hours of use, whether daytime only or extended.
  • The condition of the filtration.
  • The history of condensation or drainage problems.
  • Construction or renovation near the system.
  • Exposure to salt air, in buildings near the sea.

Those factors are assessed in the inspection. To see how it applies to a specific building, see duct cleaning in corporate offices and inspection and diagnosis.

Why in Panama a fixed calendar falls short

Average annual relative humidity at the Tocumen station is 75.7% and no month falls below 64.9% (ETESA, Panama’s Climate Center, 1977 to 2010, in Spanish). The EPA proposes keeping indoor spaces below 60% (EPA). With no off season, the system condenses water all year, and manual intervals designed for equipment that rests fall short. The Limpieza de Ductería guide on how often to clean air conditioning ducts develops the criterion.

What this answer does not say

Limits. The EPA guide on duct cleaning is residential and does not set a number of years for commercial buildings. The frequency of the yearly inspection is a starting point adjusted to each building. Climatiza covers the subject from maintenance in when to clean air conditioning ducts (in Spanish) and Radar Panamá in when to clean air conditioning ducts in Panama.
