Duct Cleaning After Construction or Renovation in Panama: When It Is Needed and What Is Verified

Short answer. After construction or a renovation, duct cleaning is needed when the inspection finds ducts clogged with dust and debris or particles coming out of the registers, and it is largely avoided if the system is protected during the work. The EPA states to seal the supply and return registers during work that produces dust and not to operate the system until that dust is cleaned up. If the system ran without protection, a camera inspection shows what is inside.

In brief

  • Prevention is what takes the least work: sealing the registers during construction and not turning the system on until the dust in the space is cleaned up (EPA).
  • If the system ran during construction, the decision to clean comes from what the camera inspection shows, with the EPA criteria, and not from an assumption.
  • Before reopening a store, handing over a floor or receiving an office, the report with before and after photographs leaves a record of the condition of the system.

Before and during construction: what avoids the problem

Construction dust, such as plaster, wood, paint and cutting residue, reaches the ducts through the registers and through the units that keep running. The EPA, in its guide on duct cleaning, gives two indications for work that produces dust: seal the supply and return registers, and do not operate the heating and cooling system until after cleaning up the dust. It is a residential guide and is taken as a starting criterion for stores and offices.

  1. Document the initial condition with a camera inspection before starting, so that a comparable “before” exists.
  2. Seal the supply and return registers of the areas under construction.
  3. Do not turn on the system for those areas until the dust in the space is cleaned up.
  4. Check and replace the filters that ran during construction. It is a working criterion of Limpieza de Ductería.
  5. Correct any water intrusion or construction moisture before resuming service.

If the system ran during construction: what is checked

The EPA does not say to clean the ducts after every renovation. It states that it does not recommend routine cleaning and considers it in specific cases. This table applies those cases to a construction job.

What is foundWhat is recommendedBasis
Ducts clogged with excessive dust and debris, or particles coming out of the supply registersClean.EPA
Filters saturated with construction dustReplace the filters and check whether the dust reached the coil and the air handling unit.Limpieza de Ductería criterion
Construction moisture: mortar, paint, a leakCorrect the source and dry. The EPA states that drying a wet area within 24 to 48 hours generally prevents mold from growing.EPA, brief guide
Internal insulation wetted by a leakReplace. It cannot be effectively cleaned.EPA
Standing water in the condensate pan or a blocked drainCorrect the drain before cleaning.EPA, chapter 2
A protected system without visible depositsDo not clean. Document the condition and define when to inspect again.EPA and Zuraimi, 2010

Older buildings: a warning from the EPA

The EPA states to inspect the system before cleaning to make sure there are no asbestos-containing materials. In older buildings, and especially if the work touched insulation or old ducts, it is a prior check that is coordinated with whoever directs the construction before intervening.

What is verified when receiving the store, the floor or the office

VerificationWhat is recorded
Camera inspection at the same points as the initial conditionPhotographs and video of the before and the after, comparable with each other.
Grilles and diffusersCondition and cleaning of the elements in the area worked on.
Air handling unit, coil, pan and drainFindings on the unit and the drain.
Runs without accessThey are recorded in writing with the recommendation to install access doors.
Frequency recommendationBased on the actual use of the space.

NADCA’s ACR standard, in its 2025 edition, describes cleaning verification with the surface comparison test and the vacuum test (NADCA announcement), which is cited as an industry technical reference. The report belongs to the client and can be used with any provider, and here is how to compare quotes.

Where to go next

Limpieza de Ductería is a technical service of Climatiza (site in Spanish), which also does air conditioning installation and maintenance (both in Spanish). For whoever is setting up a store, Radar Panamá explains how air conditioning is installed in a commercial space in seven stages.

The criteria for deciding when to clean are in air conditioning duct cleaning in Panama, the path from complaint to report in corporate offices and work without closing to the public in retail stores and shopping centers. What the camera inspection is like is on the inspection and diagnosis page.

Limits. The EPA guide is residential and does not say to clean ducts after every construction job. The indications to seal registers and not operate the system come from that guide, and the other steps are the working criterion of Limpieza de Ductería. The EPA states that duct cleaning has never been shown to prevent health problems, which is why no health claims are made.

Frequently asked questions

Do ducts have to be cleaned after a renovation?

Not always. The EPA does not recommend routine cleaning and considers it if there are ducts clogged with dust and debris or particles coming out of the registers. The camera inspection makes it possible to know whether that is the case.

What is done with the air conditioning during construction?

The EPA states to seal the supply and return registers during work that produces dust and not to operate the system until that dust is cleaned up.

When is it worth inspecting?

Before the construction, to leave a comparable initial condition, and at the end, before reopening, handing over or receiving the space.

What if the construction wet the duct insulation?

The EPA states that wet fiberglass insulation cannot be effectively cleaned and should be replaced, in addition to correcting the source of the water.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.
