Air conditioning duct cleaning, also known as HVAC duct cleaning, consists of removing the deposits accumulated inside the ducts and disinfecting the surfaces, using mechanical brushing and filtered vacuum extraction. Before and after the intervention, the system is checked with an inspection camera. In Panama City, this work is done by Limpieza de Ductería, a technical service of Climatiza.
Ductwork is the only building system that can’t be checked at a glance. It takes an inspection camera to see what is inside.
In many buildings there is no record of when the ductwork was last cleaned, or of which sections are accessible.
With Panama’s humidity and equipment that almost never shuts off, tenant complaints about air quality reach the building manager, and ventilating doesn’t solve them.
Camera inspection of the accessible sections.
Sectorization of the system and definition of the work schedule.
Brushing and filtered vacuum extraction of the ducts.
Cleaning of grilles and diffusers.
Cleaning of the air handling unit, coil, condensate pan and drain.
Application of a product suitable for ducts.
Second inspection at the same points.
Delivery of the complete technical report.
If the system does not have enough access doors, there are sections that cannot be cleaned or verified. We state it in the report and recommend installing access doors. We prefer to say so rather than charge for a partial cleaning presented as complete.
There is no single frequency for cleaning ductwork. It depends on how the building is used, what surrounds it and the activity inside it. This is what we look at:
With this information we recommend a cleaning interval and put it in writing in the report, so you can justify the decision to your board or management.
We work in buildings in operation, and what is at stake is different in each type of facility:
Corporate buildings and offices
Tenant complaints reach the building manager.
Condominiums (residential)
The report is something to show the board.
Hotels and tourism
A damp smell in a room ends up in reviews.
Clinics and health centers
The cleaning standard is documented.
Retail and other premises
The smell is noticed on entering, and the customer can’t tell where it comes from.

Provides objective information on the condition of the system.
02
Gives concrete data for handling occupants’ air quality complaints.
