Industrial Air Conditioning Duct Cleaning in Panama

Short answer. Industrial air conditioning duct cleaning by Limpieza de Ductería, a technical service of Climatiza, covers the air conditioning ducts of offices, support areas and conditioned spaces inside plants, industrial buildings and warehouses. Process extraction, fumes, grease or industrial dust are not air conditioning duct cleaning and are handled as a different service.

In brief

  • The air conditioning duct network of offices, support areas and conditioned spaces in a plant or industrial building is cleaned. Process extraction, fumes, grease and industrial dust are not.
  • Compared with an office building, the size and height of the ducts, rooftop units and process dust change, and everything is coordinated with industrial safety and with the plant’s shutdowns.
  • In a study of new ducts, no method cleaned oily surfaces well enough (Holopainen et al., 2003), so an oily layer is identified in the inspection before the scope is defined.

What is included and what is not

A plant has several kinds of ducts and only one belongs to this service. The criterion is what the duct moves: conditioned air for people or equipment, or air from a process.

Duct or areaIs it air conditioning duct cleaning?Comment
Supply and return of offices and support areas, such as a canteen, locker rooms or a control roomYesIt is the core of the service
Rooftop or packaged units of conditioned industrial buildings and warehousesYesWith access from the roof and platforms depending on the height
Server or control rooms inside the plantYesWith access coordinated with the responsible team (see data centers and server rooms)
Process extraction, fumes and vaporsNoIt is a different service and falls outside Limpieza de Ductería
Industrial dust collection, with its collectors and ductsNoIt is a different service
Ducts with grease, such as the exhaust of a canteen kitchenNoClimatiza kitchen hoods and ducts (in Spanish)

When one building has both kinds of duct, the proposal separates the scopes in writing and the air conditioning report is not mixed with extraction work.

What changes in a plant, industrial building or warehouse

  • Size and height. Large-section ducts that run at mid height or under the roof. Access usually requires platforms or lifts, and the heights are recorded in an asset survey (in Spanish) or in the preliminary visit.
  • Rooftop units. The units and their access points sit on the roof. At the Tocumen station the climate is rainy from May to December and average annual precipitation is 1,917.4 mm (ETESA, Panama’s Climate Center, 1977 to 2010, in Spanish), so work on roofs is scheduled with that season in mind.
  • Process dust. It can enter through loading doors and outdoor air intakes, and the camera inspection shows how much reached the ducts.
  • Areas with different uses. Offices, canteen, control room and storage share a building but not the same schedule, and each one is a zone in the work plan.

Process dust is the least understood factor. A useful reference is a study in the laboratory and in new buildings: mechanical brushing and compressed air removed between 75% and 94% of the dust deposited during construction, brushing methods were more efficient in metal ducts, and no method cleaned oily surfaces well enough (Holopainen et al., 2003). It was construction dust in new ducts, not dust from a plant in operation, so it is taken as a limit and not as a promise: the camera identifies whether the layer is dry or oily before the scope is defined.

Coordination with industrial safety and shutdowns

In a plant, the scope of the cleaning depends on how work is done inside it. These are the topics agreed before the work date.

TopicWhat is coordinated
Work permitsThose the plant sets for work at height, on roofs and inside controlled areas
Power and equipmentWhich units are stopped, who locks them out and who restarts them
Shutdowns and shiftsIn which plant window each zone is worked on, without affecting the process
Dust and containmentHow the work area is separated from zones with the process running and how filtered vacuum is used
Access and protectionRoutes, equipment entry, access points to the ducts and the personal protective equipment the plant requires

How an intervention is planned

  1. Preliminary visit to record heights, access points and units.
  2. Camera inspection of the accessible runs, with photographs and video (inspection and diagnosis).
  3. Work plan by zones agreed with industrial safety and with the shutdown window set by the plant.
  4. Cleaning by mechanical brushing with filtered vacuum (method).
  5. Verification with the camera and a record. The report remains the client’s property.

It is the same duct cleaning service as in a building, adapted to the conditions of a plant.

Where to go next, and limits

The sector pages industry and logistics parks and warehouses and storage describe the service in those settings, and the area pages, such as Juan Díaz, Tocumen, Howard and Panamá Pacífico, do so by area.

The general criteria are in air conditioning duct cleaning in Panama. For offices inside a plant, see duct cleaning in corporate offices, and for the dust a construction project leaves behind, duct cleaning after construction or renovation.

Limpieza de Ductería is a technical service of Climatiza (site in Spanish), which also works on commercial, industrial and residential air conditioning. Radar Panamá explains when to clean air conditioning ducts in Panama.

Limits. This article describes the scope of the service. It is not a diagnosis of any plant. The study by Holopainen and colleagues was done in new ducts, with construction dust and test dust, and does not measure ducts in plants with process dust. The EPA does not recommend cleaning ducts routinely, only when there is a reason (EPA), and its guide is residential: in a plant it is the inspection that decides.

Frequently asked questions

Does it include process extraction, fumes or industrial dust?

No. Limpieza de Ductería cleans the air conditioning duct network. Process extraction, fumes, grease and industrial dust are a different service, and in a plant that has both, the scopes are separated in writing before starting.

Can the ducts of an industrial building be cleaned while the plant is running?

It depends on where the ducts run, their height and the plant’s procedures. It is defined in the preliminary visit together with industrial safety, and the work is scheduled by zones within the shutdown windows the plant sets.

What changes compared with an office building?

The size and height of the ducts, the units on the roof and the process dust change. The method is still mechanical brushing with filtered vacuum, with camera verification and a record, but access and coordination weigh more.

Does cleaning ducts with oily residue work?

In a study of new ducts, no method cleaned oily surfaces well enough (Holopainen et al., 2003). That is why the camera inspection identifies that kind of layer before the scope is defined, and no result is offered without having seen it.

Duct Cleaning in Restaurants in Panama: The Dining Room and the Kitchen Exhaust Are Not the Same

Short answer. A restaurant has two different air systems: the dining room air conditioning, which moves conditioned air for the guests, and the kitchen exhaust, which removes smoke and grease. Limpieza de Ductería handles the first, with camera inspection and work outside service hours. Kitchen exhaust is a different service, with another procedure, other equipment and another reference standard, NFPA 96, and Climatiza handles it.

In brief

  • In air conditioning ducts, dust and microbial growth are removed and what is at stake is air quality. In kitchen ducts, grease is removed and the risk is fire.
  • The procedure, the equipment and the frequency change, which is why each system is requested as a separate service.
  • For the kitchen, the reference is the NFPA 96 standard, and Climatiza explains its kitchen duct and hood cleaning service and its NFPA 96 guide (both in Spanish).

Two systems, two services

Whoever asks for duct cleaning for a restaurant usually thinks of one system, and there are two. The confusion is common, and worth resolving before asking for a quote so that each one covers what it should.

The dining room: what is checked and how it is organized

A restaurant dining room is a space with guests and with hours. The work is done outside service hours and by sectors, with filtered vacuum extraction so that what is removed is not spread.

  1. Camera inspection of the air conditioning runs of the dining room.
  2. Mechanical cleaning of the runs and of the grilles and diffusers, outside service hours.
  3. Review of the air handling unit, the coil, the condensate pan and the drain.
  4. Second camera inspection at the same points.
  5. Report per intervention, with the runs cleaned and those that had no access.

In Panama, humidity weighs on that unit all year. Average annual relative humidity at the Tocumen station is 75.7% and no month falls below 64.9% (ETESA, in Spanish), and the EPA proposes keeping indoor spaces below 60% (EPA). If the symptom is a damp smell in the dining room, this guide explains what is checked first.

The kitchen: another service and another standard

Kitchen exhaust removes smoke and grease, and the risk it prevents is fire. Its reference is NFPA 96, the standard for ventilation control and fire protection of commercial cooking operations. Inspection and cleaning frequencies depend on the type and volume of cooking, are consulted in the current edition of the standard and are confirmed with the competent authority. Limpieza de Ductería does not set its own figures for this system.

Climatiza handles this service and explains it on its page on kitchen duct and hood cleaning in Panama, in its risk audit of kitchen ducts and in its guide on kitchen duct cleaning and NFPA 96 (all in Spanish). To understand how air conditioning, exhaust and refrigeration relate in a restaurant, Radar Panamá has a guide on climate control, kitchen exhaust and cold rooms in a restaurant.

With both services coordinated, the restaurant has a single schedule outside service hours. If the restaurant is inside a shopping center, see retail stores and shopping centers, and to see how each intervention is documented, see the method page. The sector detail is on the restaurants page and the criteria for deciding when to clean the dining room ductwork are in air conditioning duct cleaning in Panama.

What this article does not say

Limits. This article explains which system is which and who handles it. It does not set frequencies or cleaning procedures for kitchen exhaust, which depend on the current standard, the type of cooking and the competent authority. The EPA states that cleaning air conditioning ducts has never been shown to prevent health problems (EPA), which is why no health claims are made.

Frequently asked questions

Does Limpieza de Ductería clean kitchen hoods?

No. Kitchen exhaust is a different service, with another procedure and another reference standard. Climatiza handles it in its kitchen duct and hood service.

Which ducts are cleaned in a restaurant dining room?

The air conditioning ones: runs, grilles and diffusers, and the air handling unit with its coil, pan and drain, with camera inspection before and after.

How often is kitchen exhaust cleaned?

It depends on the type and volume of cooking and on the current edition of NFPA 96. It is confirmed with the competent authority, and Climatiza explains it in its guide.

Can the work be done without closing the restaurant?

The dining room air conditioning is cleaned outside service hours and by sectors.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.

Duct Cleaning in Retail Stores and Shopping Centers in Panama

Short answer. In a store or a shopping center, duct cleaning is organized so as not to close to the public: work is done outside business hours, by zones, with a prior camera inspection and one report per intervention. Grilles and diffusers are what the customer sees, so their condition shows, and the decision to clean still comes from the inspection and not from a calendar.

In brief

  • Air is part of the shopping environment, and a damp or dusty smell is noticed at the entrance without the customer attributing it to the air conditioning.
  • The work is done outside business hours and by zones, and leaves a record that the shopping center’s administration or a retail chain can replicate in other stores.
  • A model estimated that the filters of a commercial system accumulate dust more than 40 times faster than a residential one (Waring and Siegel, 2008), a modeling figure cited as context.

What changes in a store or a shopping center

In a store or a shopping center the air is part of the shopping experience. Whoever notices a damp or dusty smell rarely attributes it to the air conditioning, and the visit may get shorter without anyone being able to say why. In addition, grilles and diffusers are what the customer sees and often show first the condition of the system.

SituationWhat it means for the ductworkHow it is handled
Grilles and diffusers in view of the publicDust on a diffuser is noticeable from the floor.Cleaning of the grilles and diffusers of the sector, with before and after photographs.
Opening hours to the publicThe store cannot be closed to work.Work plan by zones outside business hours.
Stores with their own system and stores on the center’s central systemIt is not always clear who is responsible for each run.The scope is clarified before quoting and recorded in writing in the report, according to each store’s contract.
Change of tenant or renovation of the storeConstruction dust can get into the system. The condition is inspected before reopening (duct cleaning after construction).
A chain with several storesThe administration needs to compare stores with each other. One report per intervention in the same format, which can be replicated in other stores.

The figure that explains why dust builds up more in a commercial system

A modeling study (Waring and Siegel, Indoor Air, 2008) estimated that the filters of a commercial system accumulate dust at about 130 g/m² a month, against 2.97 g/m² in a residential one. It is an estimate from a model, to be validated with measurements, and not a measurement of any store. It serves as context for why a commercial system is inspected with more attention than a home one, and why the condition of the filters is the first thing checked.

In Panama, humidity adds to that dust. These are the public references that weigh on a system that runs almost all year.

How the work is organized

  1. A schedule by zones outside business hours is agreed with the administration.
  2. The accessible runs are inspected with a camera and the points with more deposit or moisture are identified.
  3. The runs are cleaned with mechanical brushing and filtered vacuum extraction, so that what is removed is not spread.
  4. The grilles and diffusers of the sector are cleaned and the air handling unit, the coil, the pan and the drain are checked.
  5. A second camera inspection at the same points verifies the result.
  6. The report is delivered with the runs cleaned, those that had no access and the frequency recommendation based on the store’s use.

The sector detail is on the retail stores page, and the criteria for deciding to clean are in air conditioning duct cleaning in Panama. If the system has few access doors, access doors in ductwork explains why it is worth installing them.

What to ask for in the quote

For a store or a chain, the quote is compared on the same scope. Five points are worth confirming in writing: prior camera inspection, clear scope by section, defined method and equipment, verification before and after, and a technical report delivered. The quote checker on this page sums them up, and here is how to compare duct cleaning quotes.

Where to go next

Limpieza de Ductería is a technical service of Climatiza (site in Spanish), which handles commercial, industrial and residential air conditioning and air conditioning maintenance (both in Spanish). For whoever sets up or renovates a store, Radar Panamá explains how air conditioning is installed in a commercial space in seven stages, and how to document an intervention for third parties is seen in ductwork in hotels and in corporate offices.

Limits. The Waring and Siegel study is a modeling study and does not measure any store. The EPA states that duct cleaning has never been shown to prevent health problems, and a literature review (Zuraimi, 2010) concluded that the evidence is insufficient to claim benefits for air quality, savings or performance, which is why this article does not make those claims. The exact scope depends on each store and is set after the inspection.

Frequently asked questions

Can a store be cleaned without closing it?

Work is done outside business hours and by zones, so as not to close the store. Filtered vacuum extraction prevents spreading what is removed.

Who looks after the ducts in a shopping center?

It depends on the installation and on each store’s contract: some have their own system and others depend on the center’s central system. It is clarified before quoting and recorded in writing.

What does the administration or the chain receive?

A technical report per intervention, with photographs and video of the before and the after at the same points, which can be replicated in other stores.

How often are a store’s ducts cleaned?

There is no single frequency. The EPA does not recommend routine cleaning and mentions yearly inspections of the system. The recommendation comes from the store’s actual use and from what the inspection shows.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.

Duct Cleaning in Clinics and Medical Offices in Panama: What Is Documented and What Is Not Promised

Short answer. In a clinic or a medical office, duct cleaning is documented as maintenance of the system: camera inspection, sectors worked on, condition of the air handling unit and the drain, verification at the same points and a report. No health result is promised, because the EPA states that duct cleaning has never been shown to prevent health problems. What is delivered is verifiable evidence of the condition of the system.

In brief

  • In a clinic or a pharmacy the cleaning of air systems is expected to be documented, and an intervention without evidence leaves no answer for whoever asks when and how it was done.
  • The technical reference is NADCA’s ACR standard for assessment, cleaning and verification, cited as an industry reference and not as a certification of Climatiza (NADCA, ACR 2025).
  • What cannot be promised are effects on patients or infections: the literature does not support it (Zuraimi, 2010).

What changes in a clinic or a medical office

In a healthcare establishment, areas with different uses coexist, such as consultation, waiting, administration or storage, and care cannot stop. That is why the work is organized by sectors and the report is part of the service.

SituationWhat it means for the ductworkHow it is handled
Continuous care or shiftsThere are areas and hours that cannot be interrupted.Work plan by sectors and schedule agreed with the administration, so that care continues while work goes on.
Areas with different uses: consultation, waiting, storageNot every area is treated the same. Which are critical is defined by the clinic, not by the ductwork provider. The scope by area is agreed before intervening and recorded in writing.
A maintenance record is expectedAn intervention without evidence has no answer when someone asks when and how it was done.A report per intervention with photographs and video of the before and the after at the same points.
Equipment that runs almost all yearIn Panama, average annual relative humidity is 75.7%, and the pan and the drain work without rest.Review of the air handling unit, the coil, the pan and the drain in every intervention.
What is removed must not pass into occupied spacesInadequate vacuum extraction can release more dust than it removes (EPA).Filtered vacuum extraction and work by sectors.

The sanitary requirements of each establishment are defined by the relevant authority and by the clinic itself. This article does not replace them: it describes what is done on the air system and what is recorded. The sector detail is on the clinics and pharmacies page.

What is documented in each intervention

  1. Scope, date and personnel involved, by sector.
  2. Prior camera inspection, with photographs and video of the initial condition and the location of each point.
  3. Runs cleaned and grilles or diffusers worked on.
  4. Findings on the air handling unit, the coil, the condensate pan and the drain.
  5. Disinfection product applied, if applicable, and sectors treated. The EPA states that no chemical biocides are registered for internally insulated ducts and that little research exists on their effectiveness inside ducts.
  6. Second camera inspection at the same points and a record of the runs without access, with the recommendation to install access doors.
  7. Frequency recommendation based on the establishment’s actual use.

NADCA’s ACR standard, in its 2025 edition, covers assessment, cleaning and cleaning verification with the surface comparison test and the vacuum test (NADCA announcement). It is cited as an industry technical reference.

What is not promised and why

A clinical setting is where the temptation to promise health results is strongest. The public evidence does not support them, which is why they are not promised.

Where to look first: unit, drain and filtration

The EPA lists the condensate pans of air handling units among the places with possible hidden mold (EPA, chapter 3) and asks to keep them clean and flowing (chapter 2). In a system that looked clean to the naked eye, 10⁵ to 10⁶ viable bacteria per cm² were counted on the coil fins (Hugenholtz and Fuerst, 1992), a single system cited as a documented example and not as a general finding.

On filtration, a study of 40 large commercial units found that, in warm-humid and hot-dry climates, the microorganisms on the coils depended on the outdoor climate through the dew point, and that low-efficiency filters (MERV 8) were associated with a greater abundance of certain groups of bacteria and fungi than MERV 14 (Bakker et al., Indoor Air, 2020). It is an observed association and not a recommendation of a specific filter.

Limpieza de Ductería is a technical service of Climatiza (site in Spanish). To document the equipment of a clinic, Climatiza offers an air conditioning asset survey and handles air conditioning maintenance (both in Spanish). For clinics that receive patients from other countries, Radar Panamá explains medical tourism in Panama, and the decision on when to clean is developed in air conditioning duct cleaning in Panama.

The same principles of containment and verification are explained for another sector in ductwork in hotels, and how to hand over the report to whoever asks for it in horizontal property buildings.

What this article does not say

Limits. This article describes the working criterion of Limpieza de Ductería and sets it against public references. It does not claim effects on patients’ health or on infections. NADCA is cited as an industry reference and not as a seal of Climatiza. The EPA guides were written for the United States, and the one on duct cleaning is residential.

Frequently asked questions

Does duct cleaning prevent infections in a clinic?

It is not claimed. The EPA states that duct cleaning has never been shown to prevent health problems, and a literature review concluded that the evidence is insufficient. What is delivered is the record of the condition of the system.

Can the work be done with the clinic running?

The work is sectored so that care continues while work goes on, with filtered vacuum extraction so that what is removed is not spread into occupied spaces.

Who defines the critical areas?

The clinic. The scope by area is agreed before intervening and recorded in writing in the report.

What does the clinic receive at the end?

A record by sector, photographs and video of the before and the after at the same points, findings on the air handling unit and the drain, and a frequency recommendation.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.

Duct Cleaning in Horizontal Property Buildings in Panama: What the Board Decides

Short answer. In a horizontal property building, duct cleaning is decided by the board based on a prior inspection, and the administrator needs a report that can be presented. The EPA does not recommend routine cleaning and asks for a reason, so what goes to the board are findings with photographs, a scope by common areas and a frequency recommendation, not a fixed calendar.

In brief

  • The decision is not made by one person: the administrator gathers the evidence and the board approves the expense, which is why the report must be understood without being technical.
  • Which system belongs to the administration and which to each owner depends on each building’s bylaws, and it is clarified before quoting.
  • What can be stated are conditions of the system. The EPA states that duct cleaning has never been shown to prevent health problems (EPA guide).

Who decides and with what information

In a horizontal property building, the administrator answers to a board of directors, and the board decides whether to spend and on what. For the context, Radar Panamá explains how a horizontal property regime works in Panama. What changes for the ductwork is that every decision must be explainable to people who are not technical and who did not see the system.

What the board usually asksWhat the inspection delivers
Is there a problem or is it preventive?Photographs and video of the current condition, with findings ordered by urgency.
Which areas are included?A scope by runs and sectors, with the climate-controlled common areas identified.
When would it be done and how does it affect residents?A plan by sectors and in the hours agreed with the administration, with filtered vacuum extraction so that what is removed is not spread.
Can it be compared with another quote? The report belongs to the client and sets a common scope for comparison (how to compare quotes).
What happens with what has no access?Runs without access doors are recorded in writing with the recommendation to install access doors.
How often is it repeated?A frequency recommendation based on the building’s actual use, not a fixed calendar.

Which systems are in scope

A horizontal property building mixes different installations. There are common-area systems, such as the lobby, the social room, the gym or the administration office, and there are air conditioning units belonging to each owner. Which ones the property regime administers and which it does not depends on each building’s bylaws, and it is worth clarifying before asking for a quote so that the scope is the right one.

For the common areas, the starting point is a camera inspection of the accessible runs and of the air handling unit. The sector is detailed on the condominium administrators page, and the criteria for deciding whether cleaning is needed are in air conditioning duct cleaning in Panama.

What the evidence says, to argue without overstating

In front of a board it is worth separating what can be stated from what cannot. The EPA states that it does not recommend cleaning ducts routinely and considers it for substantial visible mold in sheet metal ducts, vermin or clogging by dust and debris. A literature review (Zuraimi, Indoor Air, 2010) concluded that the evidence is insufficient to claim benefits for air quality, health, savings or system performance.

What can be documented are verifiable conditions, and in Panama humidity weighs on all of them.

The EPA lists the condensate pans of air handling units among the places with possible hidden mold (EPA, chapter 3) and asks to keep them clean and flowing (chapter 2). That is why a horizontal property report checks the unit and the drain, not only the ducts.

What to ask for in the quote

PointWhat it means
Prior camera inspectionIt starts from the real condition of the system, not from an assumption.
Clear scope by sectionDucts, grilles, diffusers and air handling unit, with the common areas defined.
Defined method and equipmentMechanical brushing and filtered vacuuming.
Verification before and afterPhotos and video at the same points.
Technical report deliveredA document the administration keeps and can show to the board.

The quote checker on this page sums up those five points. To understand how a cleaning is documented for third parties, see the protocol with containment and measurement and the path from complaint to report in offices.

Where to go next

Limpieza de Ductería is a technical service of Climatiza (site in Spanish), which handles air conditioning for buildings and horizontal properties and air conditioning maintenance (both in Spanish). For the board’s decision on the equipment, Radar Panamá has a guide on air conditioning maintenance contracts for businesses, and the inspection frequency is explained in how often to clean ducts in an office building.

Limits. This article describes the working criterion of Limpieza de Ductería and sets it against public references. It does not interpret horizontal property regulations or replace each building’s bylaws. The EPA guides were written for the United States and the one on duct cleaning is residential, so they are taken as a starting point.

Frequently asked questions

Who decides whether to clean the ducts of a horizontal property building?

The board decides with the information the administrator presents. That is why a prior inspection and a report with photographs and findings ordered by urgency are useful.

Can the work be done with residents in the building?

Yes. The work is organized by sectors and in the hours agreed with the administration, with filtered vacuum extraction so that what is removed is not spread into occupied spaces.

What does the administration receive at the end?

A report with the scope, photographs and video of the before and the after at the same points, the runs that could not be cleaned and a frequency recommendation. The report belongs to the client.

How often are ducts cleaned?

There is no single frequency. The EPA does not recommend routine cleaning and mentions yearly inspections of the system. Cleaning is decided when the inspection finds a reason.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.

Duct Cleaning in Hotels in Panama: Protocol, Containment and Measurement

Short answer. In a hotel, duct cleaning is organized by floors and with three controls: containment, to remove without spreading what is removed into occupied spaces, measurement, understood as camera verification at the same points before and after, and a record, with one report per intervention. The EPA warns that inadequate vacuum extraction can release more dust than it removes, which is why containment is part of the protocol and not an extra.

In brief

  • In a hotel the air in the room is part of the experience, and a damp smell when the unit starts is noticed within the first minutes.
  • The protocol works by floors, on a schedule agreed with operations, and gives priority to the areas with complaints and to the runs with more moisture.
  • Containment relies on filtered vacuum extraction and verification is done with a camera at the same points. The technical reference is NADCA’s ACR standard, cited as a reference and not as a certification (NADCA, ACR 2025).

What is at stake in a hotel

A room with a damp smell is noticed on entering. Depending on the installation, air arrives through room units or through branches on each floor, and a condensation or drainage problem tends to repeat from one room to another. That is why a finding in one unit usually means checking the neighboring ones.

On top of that comes continuous occupancy. A hotel usually operates all year, and in Panama the equipment does not rest either: average annual relative humidity is 75.7% and no month falls below 64.9% (ETESA, Tocumen station, in Spanish). Maintenance intervals designed for equipment that stops several months a year start from a different assumption.

The protocol, stage by stage

StageWhat is doneWhat is recorded

2. PrioritiesThe camera inspection identifies the areas with complaints and the runs with more moisture, and those are worked on first.Photographs and video of the initial condition, with the location of each point.
3. ContainmentMechanical brushing with filtered vacuum extraction and work by sectors, to remove deposits without spreading them.Runs cleaned.
4. Grilles, diffusers and unitCleaning of the grilles and diffusers of the sector, and of the air handling unit, the coil, the condensate pan and the drain.Elements worked on and findings on the unit and the drain.
5. DisinfectionProduct suitable for ducts, applied on surfaces that are already clean.Product applied and sectors treated.
6. VerificationSecond camera inspection at the same points as the first.Photographs and video of the after, comparable with the before.
7. ReportOne report per intervention that management keeps as a maintenance record.Scope, evidence, runs without access and a frequency recommendation based on actual occupancy.

Containment: removing without spreading

The EPA states that an inadequate dust collection system can release more dust and contaminants than leaving the ducts untouched (EPA). In a study of eight homes, particles and bioaerosols were higher during cleaning than before or after (Ahmad et al., 2001).

In a hotel that warning weighs more, because the rooms and corridors of the same floor may be occupied while work goes on. That is why mechanical cleaning is done with filtered vacuum extraction and the work is organized by sectors, so that what is removed does not pass into occupied spaces. The studies are about homes and the EPA guide is residential, and they are cited as a reference for why containment matters, not as a measurement of a hotel.

Measurement: what is verified and with which reference

Measuring, in this context, is checking that what was done can be compared with what was there. These are the verifications and their basis.

VerificationWhat it consists ofReference
Camera at the same pointsThe second inspection is done where the first was done, and the report delivers photographs and video of the before and the after.Limpieza de Ductería method
Surface comparison test and vacuum testThe ACR standard describes these tests to verify cleaning. They are cited as an industry reference, not as a certification of Limpieza de Ductería.NADCA, ACR 2025
Condensate pan and drainThe pan must be clean, flowing and free of obstructions. It is checked and recorded in every intervention.EPA, chapter 2 and chapter 3
Reference indoor humidityThe EPA proposes keeping it below 60%, ideally between 30% and 50%. It helps size the problem, because in Panama outdoor air averages 75.7%.EPA

What management receives

  • A schedule by floors agreed with operations.
  • Camera inspection before and after, at the same points.
  • A record of the runs without access, with the recommendation to install access doors.
  • A frequency recommendation based on actual occupancy.
  • One report per intervention, owned by the client, that serves as a maintenance record.

For hotels near the sea there is an additional point, equipment corrosion, explained in why air conditioning corrodes near the sea. Radar Panamá also explains what salt air does to air conditioning by the sea. The sector detail is on the hotels page and the decision criteria are in air conditioning duct cleaning in Panama.

Limpieza de Ductería is a technical service of Climatiza (site in Spanish), which also handles air conditioning maintenance in hotels. To understand how the interval is decided, see how often to clean air conditioning ducts.

What this protocol does not promise

Limits. The EPA states that duct cleaning has never been shown to prevent health problems, and a literature review (Zuraimi, Indoor Air, 2010) concluded that the evidence is insufficient to claim benefits for air quality, health, savings or system performance. That is why the protocol describes what is done and what is checked, and does not promise health or consumption results. NADCA is cited as an industry reference, not as a seal of Climatiza.

Frequently asked questions

Can a hotel’s ductwork be cleaned without affecting occupancy?

Work is done by floors and by sectors, on a schedule agreed with operations, so that it does not coincide with peak occupancy.

What does containment mean in a duct cleaning?

Removing deposits without spreading them into occupied spaces. It is achieved with filtered vacuum extraction and work by sectors. The EPA warns that inadequate vacuum extraction can release more dust than it removes.

How is it verified that the cleaning came out right?

With a second camera inspection at the same points as the first and a report with photographs and video of the before and the after. NADCA’s ACR standard also describes the surface comparison test and the vacuum test.

What happens with runs that have no access?

They cannot be cleaned or verified. They are recorded in the report with the recommendation to install access doors, instead of presenting a partial cleaning as complete.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.

Duct Cleaning in Corporate Offices in Panama

Short answer. In an office building, duct cleaning is decided after a prior inspection and carried out by sectors, outside the peak occupancy of each floor, because the administration answers to the tenants and needs a report it can forward. The EPA does not recommend routine cleaning and asks for a reason, so an air quality complaint is handled first with an inspection and not with cleaning by default.

In brief

  • A tenant’s complaint about the air reaches the administration, and ventilating or changing filters does not always solve the source. Inspecting before replying shows whether it is really in the ductwork.
  • The work is organized by sectors and in the hours agreed with the administration, and it closes with a report with before and after photographs that can be handed to a tenant or a board.
  • The evidence supports verifiable conditions of the system, such as humidity, pan, drain and visible deposits. It does not support health or savings promises (EPA).

What changes in an office building

In a corporate building three things have to be coordinated: the schedule of each floor, communication with tenants and the report the administration needs to answer complaints. Indoor environmental quality is among the things tenants complain about, and the administrator must be able to explain what was checked and what was decided.

Situation in officesWhat it means for the ductworkHow it is handled
Occupancy by floor during office hoursThe intervention competes with the daily use of each floor.Work plan by sectors and schedule agreed with the administration, outside the peak occupancy of each floor.
A tenant complaint about odor, dust or lack of comfortVentilating or changing filters does not always solve the source, and the complaint returns.Inspect before replying. The report shows whether the source is in the ductwork.
Dropped ceiling with hard-to-reach runsSome runs cannot be cleaned or verified. They are recorded in the report with the recommendation to install access doors (access doors).
An owner or a board that approves the expenseThe decision must be justifiable to third parties.Photographs and video of the before and the after at the same points, with findings ordered by urgency.
A system that runs twelve monthsA manual interval designed for equipment that rests falls short.Frequency based on the inspection and not on a fixed calendar.

What the evidence allows saying in offices

When the complaint is about air quality, it is worth separating what can be stated from what cannot. The EPA states that duct cleaning has never been shown to prevent health problems. A literature review (Zuraimi, Indoor Air, 2010) concluded that the evidence is insufficient to claim benefits for air quality, health, savings or system performance.

What can be documented are conditions of the system. These are the public references that weigh in Panama.

With that outdoor humidity, condensate pans and their drains work all year. The EPA lists the condensate pans of air handling units among the places with possible hidden mold (EPA, chapter 3) and asks to keep them clean and flowing (chapter 2).

From complaint to report: the path

  1. The complaint is logged with date, floor and how it shows up, for example an odor when the unit starts.
  2. The accessible runs are inspected with a camera and the air handling unit, the coil, the pan and the drain are checked.
  3. Findings are ordered by urgency, each one with its photograph.
  4. A decision is made: clean, correct the drain, replace damaged internal insulation, or only document the condition and define when to inspect again.
  5. The administration receives a report it can forward to the tenant or to the board.

The report belongs to the client and can be used to request quotes from other providers. See what an inspection is like in inspection and diagnosis and the sector detail in towers and offices.

What to ask for in a quote

With the inspection report at hand, two quotes can be compared on the same scope. Five points are worth confirming in writing with any provider.

The quote checker on this page sums up those five points, and here is how to compare duct cleaning quotes.

Duct cleaning and a maintenance contract are different things

Duct cleaning is decided by inspection. The equipment maintenance contract is another conversation: Radar Panamá has a guide on air conditioning maintenance contracts for businesses and another on what to check when an office air conditioner is not cooling. Climatiza, of which Limpieza de Ductería is a technical service, explains its air conditioning maintenance and its air conditioning service for buildings and horizontal properties (both in Spanish). To decide how often to inspect, see how often to clean ducts in an office building.

What this article does not say

Limits. This article describes the working criterion of Limpieza de Ductería and sets it against public references. The EPA guides were written for the United States and the one on duct cleaning is residential, so they are taken as a starting point. The exact scope depends on each building and is set after the inspection.

Frequently asked questions

How often should ducts be cleaned in an office building?

There is no single frequency. The EPA does not recommend routine cleaning and mentions yearly inspections of the system. Cleaning is decided when the inspection finds a reason.

Can it be done with the offices running?

Yes. The work is organized by sectors and in the hours agreed with the administration, with filtered vacuum extraction so that what is removed is not spread into occupied spaces.

Does a tenant complaint justify cleaning the ducts?

First it justifies inspecting. If the source is not in the ductwork, ventilating or changing filters does not solve it, and the inspection makes it possible to know that before spending on a cleaning.

What does the administration receive at the end?

A report with the scope, photographs and video of the before and the after at the same points, the runs that could not be cleaned and a frequency recommendation. The report belongs to the client.

How much does it cost?

It depends on the size of the system, its condition and the accessible runs. It is quoted after the inspection result.
