HVAC Duct Cleaning in Panama: What It Is and Who Needs It

Short answer. HVAC stands for heating, ventilation and air conditioning, although in Panama it is almost all ventilation and air conditioning. HVAC duct cleaning by Limpieza de Ductería, a technical service of Climatiza, covers the duct network and its access points. The unit, coil, pan and filters belong to maintenance. The scope is set out in the tender specification.

In brief

  • Duct cleaning covers the duct network and its access points. The unit, the coil, the pan and the filters are maintenance.
  • A clear tender specification asks for five things: drawings or an asset survey, access points, method, verification and a report.
  • The NADCA ACR standard, 2025 edition, describes assessment, cleaning, restoration and verification, and is used here only as a technical reference (NADCA).

What HVAC means and which part duct cleaning covers

HVAC stands for heating, ventilation and air conditioning. In Panama heating plays almost no role: at the Tocumen station the average daily minimum temperature ranges from 19.4 °C to 21.9 °C depending on the month (ETESA, Panama’s Climate Center, 1977 to 2010, in Spanish), so the system works mostly to cool and remove moisture.

Two different jobs live inside that system and often get mixed in a single tender specification. Duct cleaning works on the duct network and its access points. Maintenance works on the equipment and components that move and condition the air.

Part of the systemType of workService
Supply and return duct network (accessible runs)Mechanical brushing with filtered vacuum, verification with an inspection camera and a recordLimpieza de Ductería
Access doors and access points to the ductsLocation, use and record of each accessAccess doors in ductwork
Air handling unit and coilReview and preventive maintenanceClimatiza maintenance (in Spanish)
Condensate pan and drainCleaning and a check that the water flowsClimatiza maintenance (in Spanish)
FiltersReplacement and control according to the manufacturer and the observed conditionClimatiza maintenance (in Spanish)

The split matters because moisture is generated at the unit, not in the duct: the coil condenses water and the pan collects it. The EPA states that controlling moisture is the most effective way to prevent biological growth in ducts (EPA) and that HVAC drip pans should be clean, flowing and free of obstructions (EPA, chapter 2). A clean duct does not change the moisture the unit produces.

How the scope is set in a tender specification

Whoever writes the specification, whether a maintenance manager, a plant engineer or a property administrator, uses it to define what is cleaned, how it is checked and what document is left behind. Five points organize the scope.

  1. Drawings or asset survey. Which systems exist, how many units, which duct runs and where they are. If there are no up-to-date drawings, an HVAC asset survey (in Spanish) serves as a starting point.
  2. Access points. How many there are, where they are and who authorizes opening new ones in a dropped ceiling or in occupied areas. The record of access doors in ductwork documents each one.
  3. Method. How the cleaning is done and with what equipment. At Limpieza de Ductería it is mechanical brushing with filtered vacuum, and the specification can ask for the method to be stated in writing.
  4. Verification. How the result is checked: an inspection camera in the accessible runs, with photographs and video of each finding and, if the specification requires it, a method from the technical reference that follows.
  5. Report. What is delivered: runs inspected and cleaned, access points used, findings, runs that could not be reached and recommendations. The report remains the client’s property.

Two more clauses prevent disputes: when to clean and what falls outside. The EPA does not recommend cleaning ducts routinely, only when there is a reason (EPA), and the specification can make cleaning conditional on the inspection result. Kitchen hoods, for example, are a different service. To compare bids on the same scope, see how to compare duct cleaning quotes.

The technical reference: the NADCA ACR standard

NADCA is an association of companies that inspect, clean and restore HVAC systems. In September 2025 it published the 2025 edition of ACR, the NADCA standard for the assessment, cleaning and restoration of HVAC systems (NADCA press release). According to that release, it is intended for contractors, end users and specifiers, and NADCA offers it as a free download.

StageWhat the reference mentionsHow it shows up in a specification
AssessmentInspection of the HVAC components and a scope of work that includes safety plans and schedulesDrawings or survey, access points and work windows
CleaningEngineering controls and containment, equipment use, and types of cleaning such as source removal, wet cleaning, power washing and steam cleaningA stated method and the vacuum equipment
RestorationPart of the standard’s title and scopeHandled as a stage separate from cleaning
VerificationCleanliness verification methods, including the Surface Comparison Test and the NADCA Vacuum TestVerification method and acceptance criterion written into the specification

Who it is for and where it fits

A specification for HVAC duct cleaning usually starts in one of these situations.

To decide when to clean, see how often to clean ducts in an office building, and for the general criteria, air conditioning duct cleaning in Panama. Each case is assessed in the inspection and diagnosis.

Where to go next, and limits

Limpieza de Ductería is a technical service of Climatiza (site in Spanish). Radar Panamá explains how an air conditioning maintenance contract for businesses in Panama is put together, the document where maintenance and duct cleaning are divided.

Limits. This article explains how the work is divided and specified. It is not a model specification or a diagnosis of any building. That heating plays almost no role is a reading of the averages of one station, not a measurement of a building. The EPA guide cited is residential. The ACR standard is cited as a technical reference with its source, not as a seal or an obligation. Kitchen exhaust and hoods, trash chutes and industrial process ducts are a different service (Climatiza kitchen hoods and ducts, in Spanish).

Frequently asked questions

What does HVAC mean?

It stands for heating, ventilation and air conditioning. In Panama, where heating plays almost no role, the term is used for a building’s ventilation and air conditioning.

Does HVAC duct cleaning include the coil and the unit?

No. Duct cleaning covers the duct network and its access points. The unit, the coil, the condensate pan and the filters belong to maintenance, and a clear specification separates them so it is known which service answers for each part.

What should a duct cleaning specification ask for?

Drawings or an asset survey, the access points, the cleaning method, the way the result is verified and the report that is delivered. With those five points, bids can be compared on the same scope and the result is documented for whoever approves the work.

Is the NADCA ACR standard mandatory?

NADCA presents it as a standard for contractors, end users and specifiers. Here it is cited as a technical reference, and it is not claimed to be an obligation for a building in Panama.
